Who is Rayne Chua? The 'powerhouse' realtor who recently left Melvin Lim's KW S'pore

Rayne Chua, a top KW Singapore real estate broker, has made headlines after she resigned from the company to join ERA.

KW Singapore, a franchise of US-based real estate agency Keller Williams, was founded by PropertyLimBrothers (PLB) co-founder Melvin Lim.

Chua's departure comes shortly after Mr Lim's resignation from PLB and KW Singapore, amid allegations of him having an affair with a colleague.

Here are four facts about the "powerhouse" realtor who recently left KW Singapore.

Joined KW Singapore in 2025

In 2017, Ms Chua entered the real estate industry by joining PropNex. There, she became the associate district director and the head of Rayne Chua Group (RCG).

By 2018, her sales performance had placed her within the top one per cent of PropNex agents, and seventh among the firm's teams at its headquarters, EdgeProp reported.

After consistently achieving millionaire status at PropNex and closing over $1.5 billion worth of transactions in 2024, Ms Chua moved to KW Singapore in June 2025, bringing along a team of nearly 40 agents.

As KW Singapore's new launch director, she reportedly doubled her team to over 80 agents by October 2025, according to The Business Times.

On Feb 4, it was widely reported that Ms Chua had resigned from KW Singapore to join ERA. It remains unclear how many agents will follow her in the move.

Family relied on renting during her childhood days

According to 99.co, Ms Chua's interest in real estate dates back to her childhood. Her family never owned property and relied on renting, which meant moving frequently — a factor that motivated her to pursue property ownership.

She bought her first home, an HDB unit, at the age of 23. She later moved to a private condominium, which she eventually sold before purchasing two more private properties — one as her residence and another as an investment instrument.

Spent 16 years in education sector

Before joining real estate, Ms Chua spent 16 years working in education.

According to Yahoo Finance, she progressed from a teaching role to become a senior sports specialist. In that role, her responsibilities included drafting education policies, developing the physical education syllabus and training teachers.

While she enjoyed her time at the Ministry of Education, Ms Chua noted that she wished she had made the career switch sooner. She added that the transition was "not easy", as she moved from a fixed salary to a fully commission-based income.

Responding to a question on an Instagram video uploaded on Sept 9, 2025, she said that while teaching gave her "purpose", she realised that her impact could be "even greater outside the classroom."

"Last time as an educator, I only had to work 10 to 12 hours maximum. But now, I'm 24/7. More money, but not easy," said Ms Chua.

'Great mentor': Employees

As head of RCG, Ms Chua is regarded as a "great mentor" by her team members.

In an Instagram video capturing moments from an RCG party, several team members expressed gratitude and excitement at working under her leadership.

She was described as a "caring" and "powerful" leader whom many look up to, with team members praising the group's "positive" and "grounded" work environment.

Ms Chua has also earned high praise from many clients. According to her personal website, her professionalism, expertise and "outstanding" service have been widely recognised.

"Rayne is an exceptional real estate agent who exceeded all my expectations," one client wrote.
